Lake McQueeney Dam Construction Update

11-15-2024 Monthly Project Update

The Board of Directors for Lake McQueeney Water Control and Improvement District No. 1 (LMWCID 1, or “the District”) would like to provide residents an update on the work performed so far at the dam for the Lake McQueeney Spillgate Replacement and Dam Armoring Project.

Schedule Status:

Substantial completion date is currently October 9, 2025 (see below)

Current Work Status:

  • North abutment wall structural concrete 2nd lift – completed
  • North abutment wall structural concrete 3rd lift – started
  • Pier 1 structural concrete 2nd lift – started
  • Bay 1 sheet pile cofferdam cutting – completed
  • Bay 3 sheet pile cofferdam waler and sheets - installed
  • Bay 3 dewatering – started
  • Bay 3 existing gate demo abatement and cutting - completed
  • Bay 2 existing gate demo abatement and cutting - nearing completion
  • Retaining wall and sheet pile cut-off wall soil grout injection – completed
  • South embankment 24 inch rip-rap – completed
  • South embankment concrete armoring – ongoing

Upcoming work:

  • North abutment structural concrete – place lift 3
  • 1st pier - place lifts 2 and 3
  • Bay 3 cofferdam dewatering and excavation
  • Bay 3 existing structure demo

Steel-Fab, Inc (steel gate manufacturer)

  • Gate manufacturing on schedule
  • Hydraulic cylinders factory acceptance testing – completed.
  • Cylinders are prepared for shipping. Anticipated delivery to Port of Houston – 12-8-2024

Many homeowners may notice with this update there is a new "substantial completion" date. The contractor (Sundt) experienced inefficiencies within the first bay they did not anticipate.

Sundt is working two shifts per day in an attempt to make up for lost time, and continues to evaluate areas within their schedule where time can be gained.

Sundt anticipates improving their productivity and implementing efficiencies to achieve the late September substantial completion date.
